Tuesday, June 13, 2008. Beverly Toodle, Assistant Director of Section 8 Housing in Montgomery, presented a seminar on Section 8 Housing and Investing.
The Section 8 program provides assistance for low income families in the private rental market through the Housing Assistance Payments Program. Rental Voucher Holders will select a unit to live in from the private rental market. Rental Assistance makes market rate housing affordable. Program participants normally pay no more than 30% of monthly adjusted income towards rent and utilities. The Housing Assistance Payment subsidizes the balance of the rent to the property owner.
Kemper Davis of Montgomery Metro Realty explained in detail the foreclosure process. From his decades of experience we learned when and how to work within the narrow limits of foreclosure participation set by lenders. Excellent presentation and guided discussion.
Jim Edwards, of Balch & Bingham law firm, presented legal structures and entities for real estate asset protection, based on more than twenty years of real estate law practice in Alabama. This is a very important topic for owners and managers from loss of personal assets due to suit against business assets. The most common forms of legal entities for real estate asset protection are Limited Liability Corporations (LLC) and Real Estate Trusts. The LLC can give excellent liability protection as well as tax benefits if structured correctly.
Jane Ferguson, Minister of Community Ministries at First Baptist Church, Montgomery, is buying up derelict crack houses in the crime center of Montgomery (Chisolm Community) and using "mission teams" from other churches to rehab them. The houses can then be used as half-way houses for released prison inmates who are in vocational training programs and are showing good character development, or for community service workers contributing to social welfare in that community.
Investors were challenged to join her in revitalizing the inner city.
Another fun relationship was a young student/investor/rehabber from Tuskegee that connected to an elderly real estate broker who worked in Tuskekee in the past and has lots of contacts there and knows how to work the system to get things done, and offered to help the young man work faster and smarter. Success!!
