My home warranty experience, my recommendations


A new tenant in one of my rent-to-own houses called me, saying that the refrigerator had stopped working. He had moved into my house only a few days before.  He had bought ice and was keeping his cold stuff in a small picnic cooler.  I talked him through what I knew about fridge systems and realized that the appliance was truly not working.

I went to the service request website of my home warranty company and submitted a service request ticket on the fridge.  A little while later, my phone rang and it was the home warranty company.  They gave me the number of the appliance service company that they used, and said that someone from there would be calling me shortly.  When the phone rang again, it was the service company calling to confirm the address where the broken fridge was located.  The next day, the home warranty company called, saying that the fridge was not repairable and they they would be delivering a new fridge.  The delivery date was about one week away, so I said that I needed to get a rental fridge in the house as soon as possible and I thought it reasonable to request the home warranty people to pay for the rental.  They agreed, and within four hours, the rental house had a brand new fridge, rented, cooling their food. 

One week later, my new fridge was delivered and installed, and the rental fridge was back at the rental center. 

My cost for this appliance:  $60 as a "trade service call" for the original appliance technician service visit, in addition to my yearly home warranty contract payment.

Coverage: My rental homes have full coverage of all home systems that I installed: kitchen appliances, sewerage and water systems, heating and cooling systems, washer/dryer, phone wiring, and hot water heater.  Even more coverage is available for new construction homes and multi-family buildings.  Coverage even can include pre-existing problems that may have been undetected, like mismatched cooling units, and improperly-installed systems.
